Long-Term Resident Visa

Wealthy Pensioner

For retirees aged 50 and above.

A 10-year Thailand visa run by the Board of Investment: an initial 5-year stay, renewable for a further 5 years if qualifications are maintained.

Requirements

  • USD 80,000/year (approximately THB 2,800,000) in passive income, or USD 40,000–80,000/year combined with a USD 250,000 (approximately THB 8,750,000) investment in Thailand

Benefits

  • Health insurance backstop: USD 50,000 cover with at least 10 months remaining, OR Thai social security, OR a USD 100,000 bank deposit held for 12 months
  • A 10-year visa (5 years, renewable for another 5)
  • Annual reporting instead of the standard 90-day reporting
  • Multiple re-entry built in, no separate re-entry permit needed
  • Fast-track service at international airports
  • Spouse and children under 20 may join as dependants, up to 4 in total

Additional considerations

  • Foreign-sourced income is exempt from Thai tax if brought into Thailand the year after it was earned
  • Work permit is not standard, though an exemption certificate can be applied for

Who is this for?

Retirees aged 50+ whose passive income comfortably clears the LTR threshold and who want a 10-year horizon with lighter reporting than the standard Retirement Visa.

Common applicant profiles

  • A retiree with substantial pension, dividend or rental income
  • Someone comparing this against the standard Retirement Visa for its longer term and annual (not 90-day) reporting
  • A retiree who values the LTR's tax treatment on foreign income

Application overview

We verify your passive income and insurance position, compile the evidence BOI requires, and file through the BOI's online LTR system.
