Long-Term Resident Visa
LTR Visa Thailand: Long-Term Resident Visa Guide
The Long-Term Resident (LTR) visa is a Board of Investment programme granting an initial 5-year stay in Thailand, renewable for a further 5 years if qualifications are maintained — a 10-year visa across four categories, each with its own income or asset threshold.
LTR at a glance
- 10-year visa: an initial 5-year stay, renewable for a further 5 years if qualifications are maintained
- Four categories, each with its own income or asset threshold
- Annual reporting instead of the standard 90-day reporting
- Multiple re-entry built in, no separate re-entry permit needed
- Fast-track service at international airports
- Spouse and children under 20 may join as dependants, up to 4 in total
Who is the LTR for?
The LTR is built for applicants whose income, assets or career clear a higher bar than the DTV requires, in exchange for a longer horizon and lighter reporting. It covers four distinct profiles: high-net-worth individuals, retirees with substantial passive income, remote employees of established overseas companies, and specialists employed in a BOI-targeted industry.
Choose your LTR category
All four categories share the same 10-year structure. What differs is the income or asset threshold, and who it’s built for.
LTR
Wealthy Global Citizen
For high-net-worth individuals seeking Thailand's longest-term visa option.
USD 1,000,000+ (approximately THB 35,000,000) in global assets, including USD 500,000 (approximately THB 17,500,000) invested in Thailand — property, government bonds, or company shares
LTR
Wealthy Pensioner
For retirees aged 50 and above.
USD 80,000/year (approximately THB 2,800,000) in passive income, or USD 40,000–80,000/year combined with a USD 250,000 (approximately THB 8,750,000) investment in Thailand
LTR
Work-from-Thailand Professional
For remote employees of established overseas companies.
USD 80,000/year income, or USD 40,000–80,000 combined with a qualifying master's degree, owned intellectual property, or Series A funding of USD 1,000,000 or more
LTR
Highly-Skilled Professional
For experts employed in a BOI-targeted industry.
USD 80,000/year income, or USD 40,000–80,000 combined with a qualifying master's degree in science or technology
Shared eligibility
One requirement applies across all four LTR categories, alongside each category’s own income or asset threshold.
- Health insurance backstop: USD 50,000 cover with at least 10 months remaining, OR Thai social security, OR a USD 100,000 bank deposit held for 12 months
Work rights by category
Work permit access is the one area where the four LTR categories genuinely differ. Each category page covers this in full detail.
- Wealthy Global Citizen
- Work permit access is assessed case by case
- Wealthy Pensioner
- Work permit is not standard, though an exemption certificate can be applied for
- Work-from-Thailand Professional
- No standard Thai work permit, since employment stays with the overseas employer
- Highly-Skilled Professional
- A Digital Work Permit is issued as standard for this category

LTR vs DTV
The DTV is a five-year route with a lower entry threshold. The LTR is a ten-year route built for higher income or assets, generally with lighter reporting and additional tax treatment in most categories.
LTR vs other Thailand long-stay visas
The LTR is one of several long-stay pathways into Thailand, alongside the Destination Thailand Visa (DTV). See the full picture on our comparison page, or read our guide to Thailand’s long-stay visas.
